Design Pack to Discharge Planning, Building Control and Construction Considerations.
Service Description
Step 1 - We will visit your property to discuss your proposal and take measurements of the existing building. Step 2 - We will prepare a set of existing and proposed drawings for your comment. This is the time when you can make any changes to your proposal. Step 3 - We will prepare a set of Planning Drawings for the Lawful Development Certificate ('LDC') or Prior Approval ('PA'), including- Existing and Proposed: Floor Plans, Main Sections and Elevations as well as the Location and Block Plans. Step 4 - We will apply for the LDC or PA for you. The planning office fees are not included. Step 5 - We will prepare a set of Structural Design Drawings and Specifications to Discharge, Part A - Structures, building regulations. Step 6 - We will prepare a set of Building Control Drawings and Specifications and will apply for the full plan approval either to the local authority or the private inspectors selected by you. The building control fees and other costs are not included. Step 7 - We will prepare technical details for the execution of the works. We will be responsible for all designs and specifications on the project. The cost of surveys and specialist assessments is not included. Step 8 - We will prepare detailed schedules of works, specifications and bills of quantities. Step 9 - We will prepare a plan for the execution of the works. Step 10 - We will prepare contracts and deal with tenders on the project. Step 11 - We will manage the site and the execution of contracts. Step 12 - We will ensure all aspects of the build are looked after, coordinated, commissioned and concluded. CGI images and walkthroughs form part of this service. For the overview of services see the Bytnar Wheel of Service. This service is based on the total property floor area of no more than 100m2 as existing and 30m2 of the proposed additional floor area. For properties exceeding the above or the amount charged to be under 30% of the contract value, an additional fee of £750/m2 for the area exceeding the 30m2 limit will be charged or the difference between the service value as charged and the 30% of the contract value. We will be acting as a Principle Designer under CDM and BSA and prepare as build records of your project.
